You are not buying an investment product but part of a building. You are recorded in the land register with your share — together with 20 to 30 other owners.

The form of ownership

A share of the whole building.

Co-ownership under the Civil Code

Each owner holds a share of the whole building and is recorded in the land register. Not condominium ownership: you do not own a single flat, but a share of everything.

Not a fund

You do not buy fund units. The value of your share follows the building, not the stock market.

Not a loan

No crowdlending: you do not lend anyone money. You are an owner, and your income comes from the rents.

One third at most

No more than one third of a building’s shares per person, 20 to 30 co-owners per property, from CHF 100,000.

The flow of money

Your money never passes through Guildroof’s accounts.

Payment is only made once all shares in a building are committed — directly to the property account at the financing bank or via the notary.

No issuer risk

If Guildroof ceases to exist, the building still belongs to its owners. They appoint new management.

The process

Four steps, in detail.

  1. 01

    Open an account

    Free, in a few minutes, without obligation. You give your name, email and what interests you. Guildroof is in formation: today you sign up for early access — no password and no payment.

  2. 02

    Verify

    You confirm your identity by mobile number and sign the confidentiality agreement online. For the property company you also state your investor qualification. Co-ownership is only open to people allowed to acquire property under the Lex Koller.

  3. 03

    Choose property, model and amount

    The data room holds every document: valuation, land register extract, floor plans, rent roll (redacted) and financial forecast. You subscribe from CHF 100,000, at most one third of a building’s shares.

  4. 04

    Receive income

    Every month the rents are paid out to the owners after costs, interest and fees. Plus a quarterly report, an annual owners’ meeting and an independent valuation once a year.

What no fund can do

You know what you own.

  • You choose the building.

    You decide yourself which property you invest in — building by building.

  • You know it.

    Address, floor plans, rent roll, forecast: you see every document before you subscribe.

  • You have a vote.

    Owners vote on renovation, refinancing and sale. Your vote counts according to your share.

  • You may visit it.

    As a co-owner you have the right to view the building.

  • Value follows the building.

    Not the stock market: your share is valued independently once a year.
